Back when I was house hunting, I carried a list of things that I was looking for. I wanted a spacious front yard, a big garage, and an HVAC method that had been installed within the past 5 years. The HVAC method was of particular importance to me because I was spending so much money on the house. I didn’t want to fret or worry about future heat or air complications and I especially didn’t want to spend money for them. My big sister got a home with an older HVAC method and she had a ton of complications with it after moving in. After she had paid for countless repairs, my sister found out that the HVAC method needed to be upgraded entirely, which set my sister back almost several thousand dollars. Upon hearing this, I was adamant about finding a house with a new HVAC system. My realtor took me to some charming homes that were incredible, however with a much older HVAC system, I wasn’t willing to make an offer. Once my realtor figured out how fierce I was about the age of the HVAC system, he began showing me houses that had HVAC systems that were less than 5 years old. I’m particularly glad he respected my decision, because I was able to get exactly what I wanted and more. The house I bought had an HVAC method that was just over 3 years old, however that’s not the best part. The best area is that the previous owners gave me all the proper documentation on it so I can see how well it’s been taken care of during that 3 years.
